Before any work starts you'll have a fixed price in writing, and it includes the legwork, not just the reading. We deal with the agent, the other side's lawyer, the paperwork and the lodgement, and we stay with you to the finish.

You might find someone who'll glance at a lease for a couple of hundred dollars, and that buys you a quick read and a list of things to chase yourself. What we do is take the whole thing off your plate: we read every document in the deal, explain it plainly, negotiate what's worth changing, deal with the other side, and handle the lodgement. You're paying to stop worrying about it, and most people who've done it the hard way once never go back.

A lease usually comes with a few companions, and some of them matter as much as the lease itself. Here's how we handle them.
Already included when we do your lease

The lease itself, the disclosure statement on a retail deal, and a standard guarantee or security such as a bond or bank guarantee.

Part of the deal: included in your fixed price when they're there

The Heads of Agreement, which is the term sheet that sets the deal before the lease is drawn. Getting this right early saves a world of trouble. Also the incentive deed, which covers your rent-free period or fitout money.

A word on that last one: the incentive deed almost always says you have to pay the money back if you leave early or fall behind. People sign it without reading it and get a shock later. We read it properly so you know exactly what you're agreeing to.

Priced separately when they come up later

A deed of assignment to pass the lease to a buyer, a deed of surrender to end it early, a deed of variation to change it mid-term, and registering the lease where the law requires it.

If your deal has several of these moving parts, we'll wrap them into one fixed price up front. You won't be drip-fed surprise bills.
